Elevator System

Eight Otis passenger elevators, upgraded to digital control, serve the building and provide optimal dispatch and response times via separate high and low-rise elevator banks. Three elevators service the parkade along with a dedicated freight elevator serving the P2 level through to the 20th floor.

Parking

82 reserved underground stalls available for tenants, at a ratio of one stall per 2,800 square feet. There are an additional seven reserved surface stalls at the back of the building.

Life Safety Systems

A multi-zone Notifier two-stage fire alarm system and a fully sprinklered building, with smoke and heat detection on each floor. Should a power failure occur, the building is equipped with a 100-kilowatt generator that supplies power to operate emergency equipment and warning systems.

Security

Aquitaine Tower has a digital building access system for after-hours access to the main entrance and elevators. The parkade is secured by the same system 24 hours a day. A security officer is on-site daily Monday to Friday (6:00 am until 10:00 pm) and regular patrols are conducted after hours and on weekends. Building also has comprehensive video monitoring capability for high-traffic areas.

Mechanical Systems

The building is heated by three Miura high efficiency, low emission boilers. Heat is distributed by perimeter induction units, with air conditioning provided by two York chillers. The air-handling system is designed to provide a minimum of 20% fresh air upwards to 100% during free cooling. Air-handling filtration for the building is at a Minimum Efficiency Reporting Value (MERV) 15 level.

Lighting System

The lighting system consists of high-efficiency, dual T-8 LED lamp fixtures. Building has a lighting-control system to assist with energy conservation by automatically ‘sweeping’ the building after hours, switching all but emergency lights off within tenant premises. After-hours lighting is extended in one-hour increments by simply turning on the main light switch within each suite.
