In the event a power failure occurs, the building is equipped with a 250-kilowatt generator that supplies power to operate emergency equipment and warning systems.
Security
333 Fifth Avenue is secured via a digital building access system, securing the parkade, main entrance and elevators. Security personnel are on-site 24/7/365, along with comprehensive video monitoring of high-traffic common areas.
Mechanical Systems
The building is heated by four natural gas-fired Raypak boilers serving a perimeter-zone heating system, with air conditioning provided by two York chillers. The air-handling system is designed to provide a minimum of 20% fresh air upwards to 100% during free cooling. Air-handling filtration for the building is at a Minimum Efficiency Reporting Value (MERV) 15 level. 333 is currently undergoing conversion to a digital Variable Air Volume heating, ventilation and air conditioning system, providing improved energy efficiency and tenant comfort.
Lighting System
The lighting system consists of high-efficiency, dual T-8 LED lamp fixtures. Building has a lighting-control system to assist with energy conservation by automatically ‘sweeping’ the building after hours, switching all but emergency lights off within the tenant premises. After-hours lighting is extended in one-hour increments by simply turning on the main light switch within each suite.
