Mechanical Systems

700 Sixth Avenue is equipped with three De Dietrich boilers, installed in 2013. Heated and cooled air is distributed through a dual-duct, constant-volume system, with air conditioning provided by two York chillers. The air-handling system is designed to provide a minimum of 20% fresh air upwards to 100% during free cooling. Typical floors have 38 exterior dual duct digital controlled boxes and 12 interior digital controlled VAV boxes.

Lighting System

The lighting system consists of high-efficiency, dual T-8, LED lamp fixtures. Building has a lighting-control system to assist with energy conservation by automatically ‘sweeping’ the building after hours, switching all but emergency lights off within tenant premises. After-hours lighting is extended in one-hour increments by simply turning on the main light switch within each suite.
